Ultimately, as with any sale, the home is worth what a buyer is prepared to pay and it is our job as your agent to ensure the home is presented beautifully and promoted extensively so the right buyers are seeing the house.
As such, to ensure your home is offered for sale in the best possible light, we use a formula called “The Three Ps”—promotion, Presentation, and Price.
Promotion
We want as many buyers as possible to know about your home and that is why we offer our clients the most extensive online advertising possible with exposure on ALL leading property portals including Rightmove, Zoopla, OnTheMarket and Primelocation. Rightmove is by far the most used portal but we also receive around 20% of our enquiries from Zoopla & OnTheMarket so it is essential your home is marketed on these too. We also provide access to our large database of active house-hunters registered looking for property such as your own and keeping in regular contact with our prospective buyers allows us to be proactive in ‘matchmaking’ them with suitable homes when they come to market. Finally, your home will be showcased on our social media channels, particularly Instagram (where we have one of the largest local followings), YouTube and Facebook to generate initial buzz with “teaser videos”.

When coming to the market you get one chance to make a first impression, so we like to make it count. That is why we take intricate care and great pride in how we present our portfolio of homes for sale with professional photography of your home and the location, HD walk through video tours, creative write ups, individual home branding and our bespoke brochures. We often incorporate drone and twilight and lifestyle photography also to ensure the marketing is as eye-catching and engaging as possible and maximise interest. This presentation ensures your home is presented in the best possible light giving you the tools to maximise your sale price.
Price
The pricing strategy you use can make or break a sale. Our advice will be evidence based and data drive, using similar comparable homes and nearby sales. There are various strategies we can use including traditional Asking Price or alternatives such as Guide Prices or Offers Over. We will of course discuss the pros and cons of each strategy with you.
